Once the client's project vision and goals are established a site visit is scheduled and a thorough review of the planning, zoning, and community regulations ensues. A project summary is produced which outlines the overall building 'envelope' parameters for the project.

Initial design layouts are created based on the client program and the excitement begins to build as the physical attributes of the building take shape through multiple site plan & floor plan sketches, exterior elevation studies, and pictorial roof plans. Design meetings are held with the client and after careful consideration of various design solutions, one design concept is selected to be developed in the next phase.

DEVELOPMENT
The design development package is advanced to include in depth landscape plans, architectural refinement of the exterior & interior elevations, building material selections, door & window products, ceiling designs, cabinetry design, plumbing & appliances, etc. The resulting design development drawing package is used to develop a preliminary construction budget to ensure the project is consistent with the client's goals.

DOCUMENTS
In this phase the design development package evolves into a technical drawing package which includes all civil engineering, structural engineering, energy measures, mechanical/electrical information, building construction standards and specifications. This package will be used for a detailed construction budget update and submittal to governing agencies for approvals and permits.
